Are you a direct lender?
No. Janover Capital is a capital markets intermediary, a brokerage. That is the advantage: a direct lender can offer you one balance sheet, while we put your deal in front of the whole market (agencies, HUD, CMBS desks, banks, credit unions, life companies, and debt funds) and have them compete for it. You end up with the best execution available, not the only one a single lender happens to have.
What deal sizes do you work on?
Roughly $1 million to $100 million and up, with a deep specialty in the $1–10 million small-balance space that institutional shops underserve. Program minimums vary by execution: multifamily and conventional from about $1 million, bridge from about $2 million, CMBS and HUD from about $3 million.
What does it cost to get a quote?
Nothing. Underwriting your deal and coming back with real options costs you nothing and commits you to nothing. We are compensated on closed transactions.
How fast will I hear back?
You will speak with a senior advisor, typically within one business day. Initial sizing and a read on likely executions usually follow within days of receiving your deal information.
Do you finance residential properties?
We do not arrange loans on single 1–4 unit properties or owner-occupied homes. We do finance residential portfolios of five or more units, apartment buildings, and all major income-producing commercial property types.
